Is your property ready to be leased?

At McCourt Property Management, we only lease properties that meet professional safety, cleanliness, and function standards. Before we can market your home or place a resident, the following items must be complete:

1. General Condition

  • Home is clean, odor-free, and move-in ready
  • All walls, ceilings, and baseboards are free of damage
  • Interior paint is clean and professional (no touch-up blotches or mismatched areas)
  • Floors are in good condition (no stained carpet, cracked tile, or uneven transitions)
  • All windows open/close properly and have working locks

2. Appliances & Systems

  • All appliances (stove, oven, fridge, microwave, dishwasher) are clean and functional
  • HVAC system is working properly and has a clean filter
  • All faucets, toilets, and drains function properly (no leaks or clogs)
  • Electrical system is safe and all outlets/switches work
  • Smoke and carbon monoxide detectors are installed and functional

3. Exterior & Safety

  • Lawn is mowed and landscaping is trimmed
  • Gutters are clear, and no standing water or drainage issues are present
  • Exterior lighting works properly
  • Fence (if present) is intact and secure and gates open and close
  • All doors and locks operate smoothly and securely

4. Cleanliness Standards

  • Professional cleaning of interior is complete (not just vacuumed or “tidied”)
  • Carpets professionally cleaned or replaced if stained
  • Tile and grout are cleaned and repaired where needed
  • Ceiling fans have been cleaned
  • Windows washed inside and out
  • Appliances cleaned inside and out
  • Garage, closets, attic, and yard are empty and swept out
  • No trash, furniture, or personal belongings remain on site

5. Owner Preparedness

  • Emergency repair funds are available (we recommend $2,000+)
  • Comfortable with $2,000–$5,000 make-ready range depending on condition
  • Understands McCourt PM handles resident communication and maintenance scheduling
  • Ready to trust our process and let go of day-to-day property control
  • Acknowledges that resident retention depends on timely repairs and home quality

Optional, But Recommended

  • Appliances manuals left in a kitchen drawer for convenience

Note: If your property doesn’t meet these standards yet, we’re happy to help coordinate repairs and upgrades through our vetted vendors. You’ll receive upfront estimates and full transparency—but please be prepared to invest accordingly.
